How to Present Your Property
First impressions are very important and you don't get a second chance! For your property to give the best impression you want to:
Professionally
clean the property including the windows. Tenants want to move into a clean home and one that is professionally cleaned shows the Landlord cares and looks after their investment.
Neutrally decorate, with occasional splashes of colour; nothing too personal otherwise tenants may struggle to see themselves in the property.
Air the property. Unwelcome smells, such as damp and stale air,
do not create an ideal letting environment.
Dress the beds, this will give the property a more homely feel.
Check all the bulbs are working. Good lighting makes a huge difference when viewing a property.
Keep communal areas clean and tidy as far as possible (no pizza flyers or taxi cards).
Communal areas are often the first thing a potential tenant will see, a bad impression here and you could lose your tenant, so make sure all light bulbs are working here too.
The exterior of the property should be well maintained and re-painted where necessary. Gardens should be planted with seasonal plants and kept tidy, well maintained and in good decorative order.
Get onto your managing agent if the external areas of your building are not kept to a good standard!
